You, as landlord, can list single-family rental homes that are move-in ready and are in 26 states where Utopia operates (details with Map provided on our home page). You must be willing to rent this home for at least 3 years and sell it if the tenant is willing and ready to buy at a pre-determined and agreed upon price between Tenant, Utopia and you. In any such event, You can always use the funds from sale to buy a new home and Utopia can help you again do “rent to own” arrangement to have you continue making fantastic returns on your investment.
Gross Returns for Landlords could vary from property to property and from location to location and deal to deal. In the past, these gross returns have been in the range of 12% to 25% per year with a target investment period of 3 or more years. In all the deals that Utopia has done so far, the landlords have made far better returns up to twice (2X) as much as they would have made if they had done the rentals by themselves.
The landlord retains full ownership of the property during the rental period and gives the option (but not the obligation) to buy the property to the tenant. If Tenant exercises the option to buy at a predetermined price (during the rental period) between Landlord, and Tenant then the sale of the property is made from the Landlord/Seller to the Tenant/Buyer. And, if the Tenant doesn’t exercise the option to buy during the rental period then the Property continues to be owned by the Landlord.
